JFC to construct the own logistics complex

Russian largest fruit importer, JFC holding is intended to construct the own logistic center in Moscowskaya region, Andrey Afanasyev, Commercial Director of JFC Group (involved in distribution) says. According to him, approximately 5 years ago JFC purchased the land plot of 4 ha in Khimki. During two years the complex of 20,000 sq. meters with 54 two-layer after-ripening chambers will be constructed here. Also, the fruit holding will extend the access route to Leningradskoye highway. The investments to the project will amount to EUR 35-40 mln. The project will pay back in 7-10 years.

At the present moment JFC rents the warehouses in Moscow. The cost of the warehouses is constantly increasing in the capital; during the recent three years it has become almost 45% as high, Mr. Afanasyev says. "That's why we considered the construction of the own warehouse as a better idea. Also, the logistic flows are easier controlled out of the one HQ warehouse, which is located on the entrance to the capital", he adds.

"The rates of the rent of class A warehouses are $120-140/square meter per year in the capital", says Maxim Shakirov, the Regional Director of the Warehouse and Industrial Properties, Colliers International. The rates of the rent were on the level of $110-115/sq. meter per year two years ago. So, the rent increase was insignificant, but the ownership of the premises is more profitable".
